When it’s time for you to leave your apartment, know these things.
You are required to give a thirty-day written notice, with the thirty days defined as "from the next rental due date. That means you need to tell me on the first of the month for the first of next month. If you plan to leave March 1st, you legally need to tell me by January 29th.
I do not treat anyone any differently once they have given notice.
I do reserve the right to show an apartment that someone will be leaving. I do not, however, advertise it until it is empty and I know exactly what kind of shape it has been left. Basically, I won’t be parading people through the home you are leaving, but if I hear from someone or get a referral on a good tenant, I will want to selectively let that person have an advance peek.
Since 2001, I have withheld only one security deposit from a departing tenant. That tenant sued me for it. She lost.
I like to get recommendations on repairs or improvements from departing tenants.
If you need me as a reference as you are leaving my building, absolutely no problem. I only give good references then, because we are either parting on amicable terms or I am so happy to be rid of you that I will never say anything to delay your departure.
When looking for references for subsequent moves, do not use me as a reference without checking directly with me first. I know what I can lawfully volunteer. I will not lie for you, because doing so impacts my reputation and could prevent someone else from getting an apartment. In answering other questions, I am brutally honest, particularly if I did not like you as much as you think I did.
